Different Degrees of Modern Style

The Modernist Movement originated before the start of World War I and gained momentum in the 1920s and ’30s with Walter Gropius’s Bauhaus School, an experimental housing in Stuttgart shown by the Deutscher Werkbund group. Today its legacy endures in modern architecture of various iterations all rooted in what was called “a new architectural language that breaks with the past.” 

Modernist Masters from Le Corbusier to Frank Lloyd Wright developed these new architectural techniques to meet the needs of society. Here in Florida, we lay claim to a regional modernism pioneered by the Sarasota School of Architecture, a group of pre-eminent practitioners.

 

Orlando Custom Homebuilder Jorge Ulibarri says modern architecture continues gaining popularity for its signature design elements such as flat roofs or subtle roof lines, intersecting geometric planes, walls of glass, and angular features. These elements of style reflect our current fixation on unadorned features, simple, clear forms and clean-lined decor filtered through a regional lens of Florida Modernism. One of the latest projects from this Orlando Custom Homebuilder is a 12-square-foot home in Lake Markham Preserve on a lakefront lot with sweeping water views. 

The home’s contemporary curb appeal draws visual power from its planar and geometric forms and large glass windows.

Inside, a color palette of white and gray highlights wood tones without competing with the panoramic lake views from large expanses of glass that flood the two-story home with natural light. 

The custom front door was designed by the owner and crafted in Mexico of wrought iron with a modern industrial look.

Flooring downstairs is done in 30″ by 18″ porcelain tile and upstairs features gray wood plank floors.

This Florida Modern Home by Orlando Custom Home Builder Jorge Ulibarri is a regional interpretation of popular modernist styles but with warmth and texture that counterbalance rectilinear lines and sleek elements. “Florida’s humid climate sees a lot of rainfall and frequent hurricanes, so we considered those climate factors in our design of this 5,000-square-foot home. Flat roof lines in Florida tend to create structural problems because of rainwater water pooling on the surface,” explains Jorge.

Large windows and sliding glass walls fill the home with natural sunlight enhancing its modern style. “There is a delicate balance we strike in the design of large windows without too much glass that will overheat the home and negatively impact its energy efficiency,” says Jorge.

An inverted L entry tower clad in split-face white travertine anchors the rectilinear planes. “We didn’t want a very plain, very cold house so we added a lot of textures with wood, stone, glass and steel.”

In the family room, the focal point is a fireplace that soars 22 feet framed with a tower of espresso wood panels and steel bands and a floating mantle crafted of white quartz.  Sleek wood beams throughout the home add warmth and character.

Unlike other places in the country, Florida summers are characterized by an intense rainy season and extremely high temperatures. Careful consideration must be given to these climate conditions in the design of the home.

Orlando Custom Home Builder Jorge Ulibarri designs his own interpretation of Florida Modern that embraces the characteristic rectilinear facade with subtle roof elevations to accommodate  the region’s subtropical climate. “Flat roofs work great in other regions of the nation, but here in Florida, heavy precipitation and strong UV rays shorten the lifespan of some of the water proofing materials including roof membranes and sealants. Flat roofs don’t drain as easily as sloped or pitched roofs. The rooflines I design have a subtle pitch crafted of flat concrete tile to promote drainage yet still preserve the rectilinear style,” explains Jorge, who is finishing up two Florida Modern custom residences, one on Markham Woods Road in Lake Mary and the other in Lake Markham Preserve in Sanford.

In warmer, sunny climates such as Florida and California, Mediterranean architecture remains a popular style. Mediterranean architecture has many incarnations influenced by Tuscan, Spanish and Old World styles, Lately, there’s a new twist to the Mediterranean home gaining traction in some parts of the country known as Mod-Mediterranean.

Orlando Custom Homebuilder Jorge Ulibarri says the majority of his clients are asking for Old World architecture with a blend of rustic and contemporary interiors. “People want something new and fresh. They have style fatigue but won’t let go Mediterranean altogether. They don’t want the overdone, heavy- handed, embellished take on Mediterranean. Instead, clients are asking for a toned down version with rich, rustic materials balanced with sleek, clean contemporary elements,” explains Jorge.

The challenge is to seamlessly integrate these two distinct styles. “There must be a balance between rustic and contemporary elements so that one style doesn’t overpower the other. The two styles should not compete but rather complement each other,” Jorge explains. “The style often is referred to as eclectic but it’s not an accurate depiction of the Mod-Mediterranean. Eclectic can be chaotic design and décor, a mishmash of many styles, while Mod-Mediterranean is a very calculated, strategic design with key focal points.” Jorge suggests using contemporary elements in the details and rustic elements in large surface areas.

In the kitchen, infuse modern design elements with cabinetry, hardware and fixtures and integrate rustic materials in the flooring, beams and walls. Stainless steel appliances and stainless steel cabinet doors, flat panel cabinetry and indirect lighting give the room a contemporary edge. Rustic elements come in with travertine floors, wood kitchen beams, even a brick barrel tile ceiling provides an ideal canvas to showcase contemporary kitchen features.

A fireplace is a high profile opportunity to integrate modern and Old World design. Consider framing ledge stone and sleek wood panels around a stainless steel fireplace with glass rocks. The hearth niche can showcase a mix of glass mosaics and stone mosaics to merge two distinct styles.

Stone floors such as chiseled-edge travertine add the rustic tone to a home but carry a lot of visual weight. Rustic floors can dominate and overshadow contemporary elements, so it’s important to compliment stone floors with strong accents in furniture, fixtures, cabinetry and contemporary bright colors.
