“The objective of the home’s floorplan was to have a clear view of the lake throughout the house. We achieved this with large glass sliders throughout the back of the home that run from the master suite to the other side of the home for a 270-degree view of the lake,” says Jorge Ulibarri, owner of Cornerstone Custom Construction.

Choosing the Right Fireplace For Your Living Space

In our personal home, designed and built by Orlando Custom Home Builder Jorge Ulibarri, we have three ethanol burning fireplaces that fit perfectly with our modern decor and busy lifestyle.

In the living room, we have the Regal Flame Venice 32 Inch Ventless Built-In Recessed Bio Ethanol Wall Mounted Fireplace. Mount it on a wall or built into one, the possibilities and style are endless with the Venice Recessed Wall Mounted Ethanol Fireplace.

The fireplaces burn denatured ethanol, a renewable modern energy that burns free, emits no fumes, is environmentally friendly and virtually maintenance free.  Ethanol fireplaces don’t require a vent nor a chimney, nor a utility connection for fuel supply making it ideal for almost any architectural environment.

Our linear fireplaces are crafted of stainless steel and are super easy to use. I simply pour in the bioethanol fuel, we use Regal Flame Ultra Pure Ventless Bio Ethanol Fireplace Fuel into the holders and light the containers for the flames to burn. To extinguish the flame, simply pull the cover over the fuel container to smother the flame.

In our master bedroom and summer kitchen, we have a Regal Flame Fargo 43 Inch Ventless Built-In Recessed Bio Ethanol Wall Mounted Fireplace.

The Fargo’s steel outer frame gives it a contemporary unique recessed in wall fireplace with its due bio-ethanol burner concept, providing malting flames.

 

Gas fireplaces are another environmentally friendly heating solution for the modern era with high-efficiency ratings and contemporary designs that don’t sacrifice form for function.  The latest gas fireplaces accurately render the look of wood-burning fireplaces for that traditional look and ambiance.

They burn realistically with lifelike looking logs, embers and orange flames. Gas as a fireplace fuel has many advantages over wood. Gas eliminates the mess and work with burning wood and is convenient to ignite and control with a button, piped into the home or from a refillable tank. Gas burning fires eliminate chimney-build up from the by-products of burning wood which can add soot and odor to the home or cause house fires if the chimney is not properly maintained.

Because gas fireplaces don’t require a roof access chimney to vent like wood fires, there is greater flexibility in installation around the house.

When selecting a fireplace, consider the heat output and how it may affect or degrade a TV, electronics, artwork or shelving above a fireplace. It’s important to talk with your builder about how the construction of fireplace chase walls and installation will mitigate heat transfer to the electronics or artwork mounted above it.

Unlike other places in the country, Florida summers are characterized by an intense rainy season and extremely high temperatures. Careful consideration must be given to these climate conditions in the design of the home.

Orlando Custom Home Builder Jorge Ulibarri designs his own interpretation of Florida Modern that embraces the characteristic rectilinear facade with subtle roof elevations to accommodate  the region’s subtropical climate. “Flat roofs work great in other regions of the nation, but here in Florida, heavy precipitation and strong UV rays shorten the lifespan of some of the water proofing materials including roof membranes and sealants. Flat roofs don’t drain as easily as sloped or pitched roofs. The rooflines I design have a subtle pitch crafted of flat concrete tile to promote drainage yet still preserve the rectilinear style,” explains Jorge, who is finishing up two Florida Modern custom residences, one on Markham Woods Road in Lake Mary and the other in Lake Markham Preserve in Sanford.

The homeowner wanted a style that was elegant with grand spaces without losing the rustic charm and character of Ulibarri’s signature Mediterranean style. From the first meeting with Ulibarri, the homeowner decided the floor plan would center on a large open-to-above formal living room and formal dining room. It was important to the homeowner to have glass walls facing the pool and outdoor living space.

Halfway through the construction process, Ulibarri suggested precast stone to embellish the main living spaces of the home. The builder added base, crown and columns of precast stone that enhanced and elevated the architectural detailing so that the main living spaces are reminiscent of grand estates.

The tower windows were enlarged to keep the architectural consistency of large walls of glass throughout the home with no window panes.

In the staircase, one of the challenges was the creation of niches with precast stone surround, LED indirect lighting and travertine stone. These niches were built into the tower wall as requested by the homeowner. Because the wall is load-bearing wall, additional engineering was required to create headers that support the weight above.

This week the Mission-Mod Blog House began to take shape as the walls went up on the first floor of this 4,600 square foot custom home designed and under construction by Orlando Custom Homebuilder Jorge Ulibarri. This is a good time to talk about the engineering of masonry block construction (also known as CMU). In certain parts of Florida, building code requires that the first floor of a home be constructed out of masonry block filled with reinforced concrete.

Masonry block alone does not carry the weight of the home. It must be filled with rebar (steel rods) and concrete inside the cells of the block for the walls to support the structure of the home. The way masonry block behaves structurally is by lining up the cells and filling them with reinforced concrete every four feet and at every opening in the home to create a series of vertical concrete columns that will carry the structural load from above.

At the top of the masonry block walls are lentil blocks installed that have U-shaped openings. These line up with the adjacent masonry block and will be filled with reinforced concrete to create a horizontal, continuous beam around the perimeter of the home. Next, work begins on framing the second floor of the home. Workers also will create a cast-in-place radius beam over the front door that will be filled with concrete to carry the weight of the tower entry.

The 4,600 square foot home’s foundation sits four inches above the finished floor elevation. Notice that the tower entry sits even higher at 14 inches above the finished floor elevation to accommodate steps leading to the front door for a grand entrance.

 

 

Before the concrete pour, you can see around the perimeter of the home’s foundation, deep trenches with reinforced steel rods. These trenches are called footers and they are 20 inches deep and will be filled with concrete to anchor the load bearing walls of the home.

Because the home has an open floor plan, the footers are a few inches deeper than in a typical home foundation. Since there are fewer load bearing walls in the home, the footers have to be super stable to support few walls that will carry the structural load.
